I began cleaning awnings throughout the Chicago area over 30 years ago, and during that time I’ve seen just about every type of awning and canopy imaginable.

From the heavy-duty canvas-backed vinyl awnings found on old Woolworth stores, to the illuminated vinyl canopies that became popular throughout the 1980s and 1990s, to today’s Sunbrella® fabric awnings, I’ve cleaned them all. Every material requires a different cleaning approach, and over the years I’ve learned exactly what it takes to clean each one safely without causing damage.

One thing I’ve learned is that simply blasting an awning with high pressure isn’t the answer. In fact, too much pressure can damage fabric, loosen stitching, and shorten the life of the awning.

That’s why I developed a cleaning process that relies on specialized cleaning solutions, gentle scrubbing, and low-pressure steam instead of brute force.

One of the biggest mistakes I see is well-meaning property owners or contractors trying to clean awnings with too much pressure or harsh chemicals. While it may look clean at first, those methods can permanently damage the fabric, remove protective coatings, weaken stitching, or leave the material looking worn long before its time.

Every awning is a little different, which is why I don’t believe in a one-size-fits-all approach. The type of fabric, its age, the amount of contamination, and even its exposure to the sun all play a role in determining the safest and most effective cleaning method. Taking a little extra time to clean an awning properly often produces far better results than simply trying to clean it as quickly as possible.

 Our Damage-Free Awning Cleaning Process

Cleaning an awning properly isn’t about using the most pressure—it’s about using the right combination of cleaning solutions, the proper brushes, and plenty of experience.

Every awning is different. Before cleaning begins, we inspect the material, stitching, frame, and overall condition to determine the safest cleaning method. Some awnings have years of accumulated dirt while others may have heavy mold, mildew, algae, bird droppings, tree sap, or even lichen growing on the surface.

The first step is applying our specialized cleaning solution. Rather than immediately pressure washing the awning, we allow the cleaning solution time to penetrate and loosen years of built-up contamination. This helps break down the staining chemically instead of relying on excessive pressure.

Once the cleaning solution has done its job, the awning is gently scrubbed using soft synthetic horsehair-style brushes attached to extension poles. This allows us to safely work the cleaning solution into the fabric while lifting away stubborn dirt and biological growth without damaging the material or stitching.

The final step is rinsing the awning using our low-pressure steam pressure washing system. Steam provides an excellent rinse while remaining gentle on the fabric, leaving the awning clean without exposing it to damaging high pressure.

Over the years I’ve cleaned awnings that customers thought were beyond saving. While no honest contractor can guarantee every stain will disappear, it’s amazing how much dirt, mold, mildew, algae, black streaks, and environmental staining can often be removed by using the proper cleaning process.
